ABOUT THE PROPERTY
The City of Long Beach (City) is looking for an innovative business model to provide park visitors with enhanced visitor experiences and that are novel and creative while generating park-supporting revenue within the City’s largest park. The City seeks well-qualified business entities to develop, operate, and maintain food and beverage concessions, event spaces, retail spaces, or other customer-oriented services, as identified by proposers, for one, or any combination, or all three, of the following locations within El Dorado East Regional Park: Lakefront Area 3, Golden Grove Area 3, and Group Campground Area 2. The City strives to bring appealing concessions, services, and amenities to these exemplary park locations to improve park users’ experiences, attract new visitors, and generate revenue that supports the park’s operation. To achieve this goal, the City is making available three existing locations within El Dorado Regional Park (See attached Map). The City invites entrepreneurs, restaurateurs, concessionaires, caterers, event planners, eco-tourism organizations, retail providers, and outdoors enthusiasts to propose dining options, special event or conference venues or services, equipment rental concessions, programmable spaces, other options, or some combination of approaches that provide a model of activities that generate revenue that sustainably supports the operator and contributes to the overall park operation. This invitation is extended to business entities demonstrating that they can meet the qualification criteria as outlined within. Local businesses are strongly encouraged to apply or partner with other compatible organizations to apply. Proposers must demonstrate that they have the vision, experience, expertise, and financial capacity to execute their proposal(s). While proposers are invited to present solutions for any or all of the sites available, the City desires to achieve some level of standardized fees, practices, and procedures across locations. Innovative approaches that will enhance the overall park experience, focus on excellent customer service, and promote an inclusive and sustainable business environment are encouraged. The resulting concessionaire agreement will be for a term of five years or as otherwise agreed upon, with up to two five-year extension options.
