Iconic Family owned & operated business and property for sale. Since 1933 Spencer's Ice cream in Bradley Maine has been providing handmade premium ice cream to its patrons. In 89 years the business has seen many transitions, it was a general store, meat shop, pizza and food and a convenience store. All devised to keep operations going year round. In 2018 that changed when the current owners decided to concentrate on the core ice cream product and expand the geography by bringing it to the people. Wholesale, events, delivery, fundraisers were all added. The business exploded and the need for supplemental incomes gone. To protect this expansion, the name and logo for Spencer's Ice Cream was trademarked. The flagship location in Bradley built in 1870's needed a complete update- from top to bottom. While completing this, a complete building automatic generator was added. The upstairs had been an owner's quarters and they decided to convert this into two- one bedroom apartments. The walk in freezers were completely rebuilt with new refrigeration. Outside hardscape and a storage building finalized the development. The land was surveyed and found to contain 150 feet of waterfrontage on the Penobscot River and a right of way for an adjacent piece was owned by Spencer's. Now the business has not one or two but four streams of income. The three ice cream themed run in a seasonal cycle with wholesale going year round with a summer peak. The store going year round with a summer peak. Events and fundraisers peak in the fall and return in the spring. This stabilizes the ice cream business and its cash flow. The apartments and its recent change from long to short term rental has significantly boosted that cash flow.
