About Ballston

The well-located Ballston neighborhood of Arlington has long been established as a favorite among residents and employers in Northern Virginia. At the western end of Arlington's Rosslyn-Ballston corridor, the Metro rail's Ballston-MU Orange and Silver lines station serve commuters and residents alike. Close proximity to the Pentagon, Reagan National Airport, and Washington, D.C., attracts government agencies, nonprofits, defense contractors, and technology firms to Ballston.

The $330 million redevelopment of the Ballston Common Mall into Ballston Quarter transformed the space into the area's entertainment hub. Unveiled in 2019, the newly built attraction features a large, open-air food hall offering lunch options for workers; retail; and nightlife venues, including a bowling-alley restaurant-and-bar hybrid.

The office inventory here skews older, and new construction has largely been absent in recent years, according to CoStar data. Space here is relatively expensive, but considering Amazon's move to nearby Crystal City and rising rents there, Ballston is well-positioned to benefit from spillover demand from companies and residents.
