This is a limited time opportunity to own a grain storage facility with warehouse storage space, located along Highway 30 within eastern Lexington, Nebraska. Offering two warehouses, an estimated approximate corn storage capacity of 431,300 bushels and ample site space, this property offers many unique opportunities. Located on Union Pacific Railroad Right of Way, only the building improvements and associated equipment and fixtures are included in the listing. The steel shop was reportedly constructed 1970, and offers a total area of 4,600 square feet. It has a steel frame with a full concrete floor, and access provided by a single 16-foot-wide by 14-foot-tall overhead door. The brick storage building (8,000 square feet total) was reportedly built in 1948 and has ground-level dimensions of 60 feet by 80 feet and a ground-level area of 4,800 square feet. The frame is a mixture of steel, concrete and wood, with a brick exterior. The ground-level is divided into three stalls, all of which have approximate dimensions of 20 feet by 80 feet. Access to the main-level is provided by a total of six overhead doors. The second-level has dimensions of 40 by 80 feet, and an approximate area of 3,200 square feet. It is accessed internally by a staircase. The brick building has four 14 foot wide by 12-foot-tall doors, one 12 by 12 door and on 14 by 14 door.
The grain storage facility includes a total of eleven bins, all of which are steel construction built on concrete foundations. The bins have aeration floors, and based on Dawson County Assessor data have estimated corn storage capacities as follows: two 19,000-bushel bins; eight 41,200-bushel bins and one 63,700-bushel bin. The largest bin is damaged near the roofline along the southern side, the extent of which is unknown. Some of the bins nearest the highway have side discharges for grain truck loadout. The facility includes a single dump pit and two elevator legs indicated to have heights of 70 and 75 feet. The dump pit is located next to the rail line and was designed for straight-trucks. According to the Dawson County Assessor, the grain elevator legs have operating capacities of 1,500 and 2,700 bushels per hour; however, actual operating capacities are unknown. An overhead bin of an unknown capacity provides for grain truck loadout from the facility. The bins are interconnected by varying augers and drags, the operation of which is unknown. The natural gas grain dryer is a Delux DP7545 900 bushel-per-hour continuous flow dryer, which is rated to dry at 5 points, and operation is unknown. A small control house and scale house are located at the facility, and there is a 50-foot in-ground truck scale.
Electric and natural gas service are available at the site, and it is unknown if water and sewer are available.
A new lease will be signed with the Union Pacific Railroad upon closing. Lease terms and rates will be negotiated by the buyer directly with the Union Pacific Railroad. A lease template will be provided to potential buyers upon request. The Union Pacific Railroad has indicated that rail access via a spur is potentially negotiable; however, at the present time, there is no agreement for direct rail access.
