This is a "flex space", meaning it is currently a shell inside that is ready to be finished exactly as desired. If you need mostly warehouse/open space, or mainly finished office space, it can be configured exactly as you want. A space for a rear overhead door is ready as well. I will pay for the tenant improvements, and adjust the lease price accordingly. Also willing to work with businesses that may want to pay for these costs upfront and have a lower monthly rent amount.
The rental rate will depend on the complexity and amount of finish. Will range from around $8.50 sq/ft for minimal finish (1 basic office and bathroom), $12.00 for average finish (50% office, 50% warehouse), or higher for complex finish. NNN are estimated at $2.80 sq/ft. Prefer tenants that are willing to commit to a long term lease.
These numbers work out to a monthly payment (total with everything) of about $1400 for minimal finish and $1850 for average finish.
The space is available for lease immediately, but it will take 60-90 days before construction is complete and it is ready to occupy.
