DESCRIPTION

The subject property is 60.1 acres. It is known as Block 2201, Lots 5, 6, 7, 8 & 11 on the official tax maps of Monroe Township (Williamstown), Gloucester Ciounty, New Jersey. There are approximately 1,073 feet of frontage on Sicklerville Road aka CR 536 Spur. The site is mostly wooded with 42.5+/- acres uplands with 17.6+/- acres of wetlands. See attached Field Delineated Wetlands Map. A portion of Lot 5 was formerly an ice cream parlor and miniature golf facility. A remnant of the building still remains along with a parking lot on Sicklerville Road. There is also an operating wireless communications tower on the far end of the property. The site wraps around the existing BP gas station at the corner of Sicklerviille Road and Mink Lane. The site had previously been approved by the township for a 120 unit townhouses on lots 7 & 8 and subsequently 31 single family homes on lot 11 were planned but denied and sued by the Applicant. In 2006, the site was deemed to be an area in need of redevelopment by Monroe Township and its Planning Board which established the "Mink Lane Redevelopment Area". In the years to follow, developers of the subject property sought to invalidate this designation and in 2010 the redevelopment designation was overturned and the prior zoning of C-Commercial Zone pertaining to lots 5-8 was reinstated and lot 11 reverted to R-2 Suburban Residential Option zone. Current ownership has taken steps to reinstate the area in need of redevelopment designation as well as seek approvals in the rear of the property with frontage on Mink Lane for a 39 unit single family subdivision. Various meetings with the township were attended to refine plans for a mixed-use development consisting of 280 apartment units in 8 buildings with clubhouse, pool and other amenities along with a 7,000 square foot freestanding retail building and a 28,400 square foot retail/office building on lots 5-8.
