Super 8 By Wyndham Moab Opened in 1989 as an economy hotel, this property performs exceptionally well, with 2019 room revenue reaching $3.6 million and a consistent $100+ ADR, in one of the hottest markets in the country. The two-story, interior corridor hotel is in very good condition, with continual preventive maintenance and upgrades by ownership. The interior was renovated in 2012 with new flooring, vanities, and case goods. The property features an outdoor pool and hot tub, guest laundry facility, and breakfast area. In addition, the Super 8 offers complimentary breakfast and Wi-Fi, and ample surface level parking on a large 2.71-acre lot. The hotel boasts an excellent, high visibility Main Street location and is close to restaurants, shops and art galleries. Moab is the closest town to the entrances of both Arches National Park – home of the famed Delicate Arch, and Canyonlands National Park – famous for its Island in the Sky mesa. Combined visitation at both national parks is up 78% over the past decade and up 48% from 2014 through 2017 alone. Together, the parks welcomed more than 4 million visitors in 2019. Moab, Utah The Super 8 is in the city of Moab, in the southeast part of Grand County. Grand County contains some of the world’s most spectacular scenery- within its boundaries lie Arches and Canyonlands National Parks, Dead Horse Point State Park, Manti-La Sal National Forest, the Colorado River, Sky Dive Moab, Hole In The Rock, River Rafting Adventures, Moab's Annual Jeep Safari, Annual Car Show, and Annual Rally on the Rocks. The region is an outdoor Mecca for hikers, bikers, sightseers, photography buffs, rafters, golfers, four wheelers, Jeep Junkies, UTV Riders, hunters, fishers, heritage culture seekers, and much more. Moab’s proximity to several national and state parks has made it a popular destination in southeastern Utah. Just five miles north of town is Arches National Park, which contains the world’s largest concentration of natural stone arches and home to Delicate Arch. Thirty miles west of Moab is Canyonlands National Park, containing over 500 square miles of incredibly rugged and spectacular canyon country. There are only two incorporated cities in Grand County: Moab and Castle Valley. Moab contains 55% of the county’s population; nearly 38% of the county’s residents reside in unincorporated areas. The county’s population has fluctuated over the years, depending upon the economic circumstances in the area. The population declined after 1983 when the uranium market softened. In the 1990’s the area recovered through an aggressive marketing program, targeting the surrounding recreational areas that have now become national and international attractions. Growth since 2000 has been relatively consistent, with the population of Grand County increasing from 8,481 in 2000 to the current estimate of 9,674 (Census Est. 2017). THE ECONOMY The economic base consists of five main sectors: Tourism, Traditional and Industrial Exports; Professional Services and Regional Services; Resident Service and Retail. Together, tourism and retail make up over half of the employment in the county. The higher-paying professional and technical services account for over one-fifth of the jobs. The tourist economy is robust, and second homes fuel a wide swath of the economy. Grand County’s construction and real estate sectors are stronger than the national average and the county has a functioning mineral development industry, which brings higher wages and diversification. Employment in the area is strongly tied to tourism and is heavily subject to seasonality (the primary season extends from early spring through late fall). Grand County has been working to diversify its economy by targeting small and medium sized manufacturing, small high tech and telecommunications related firms, television and motion picture production, value added agriculture, as well as the development of natural resources, and the expansion and retention of present businesses. Grand County currently has a moratorium in place preventing the development of new hospitality assets, making the barrier of entry into the Moab market that much more difficult! The sale of a hospitality asset in this area are far and few between. GROWTH PATTERNS Growth has occurred primarily along Highway 191 (Main Street), the primary commercial thoroughfare in Moab. Most commercial development is located along this corridor, particularly high traffic businesses such as retail, restaurant and hotels. The Super 8 is located in this central part of the city. ACCESS Primary access to the neighborhood is provided by U.S. Highway 191. That Highway is primarily a two lane, variable width right-of-way, traversing the city in a north/south direction. This arterial connects Moab with Interstate 70, approximately 30 miles north and with small communities in Grand and San Juan Counties to the south. Secondary access is provided by neighborhood streets throughout town. The Canyonlands Airport is about fifteen minutes north of Moab. SUPER 8
