The 7269 SF resort-inn was designed to replicate the haciendas of Old Spain. The building is filled with hand crafted hardwood furniture from the 11 rooms with all the modern amenities to the common areas shared by the guests. Guests can walk out the backdoor past a 75-foot lap pool and spa, onto miles of connected trails along and through the cottonwoods that line the river. An owner/manager suite has a large separate bedroom, full kitchen, dining area and living room--best of all an enclosed patio overlooking the river. My favorite interior respite is the library/conference area. Surrounded on 3 sides by oversized windows it provides a great viewing area for birds or to read from a wide array of books or take in a video. The front entrance/foyer is another great viewing/reading spot. From here you can look out onto the courtyard with several bird and hummer feeders. A spacious dining area off a commercial kitchen seats 24. A recent $175,000 investment in a solar power plant has reduced their monthly electric bill to $100 from over $1000. Other cost savings or GREEN features added to enhance the guests comfort and reduce operating costs are the AC-heating mini-splits to each room along with on demand tankless water heaters. A rain harvesting system in place to go with a well that hits water at 11 feet! The turnkey inn, with a 26-year history of growth and increasing revenue provides ample net operating income to future expansion or profit. Once again there is a 40% return rate (the average is 10%)-- buoyed by a loyal following due to the modern resort like amenities and relaxed ambience of this world class inn. While the inn has seasonal peaks and valleys with its current clientele, there are opportunities to increase dynamics in the slower season, at over 4500 feet the 20 degree cooler temps to Phoenix have added to their summer income.
