The Oregon Fruit campus is comprised of numerous improvements constructed over the last 100 years. The campus naturally divides into northern and southern halves. The northern portion of the property is the oldest and is currently where most of the production occurs. The original warehouse is on the northwestern corner of the property. It was constructed in the 1940’s and is wood framed and steel clad with old growth timber flooring. This warehouse would be deemed functionally obsolescent. The remaining portions of the northern part of the plant are the production area, fabrication shop and boiler room. With the exception of the boiler room, the remaining areas are generally built on concrete pads with wood framing and steel cladding. The boiler room was constructed in 1999 and is built from concrete block. A large portion of the northern portions of these building encroach across the northern property boundary. This encroachment is acknowledged and approved by the City of Salem. The southern portion of the property houses the Schmidt warehouse, the freezer/label building, administrative offices and a covered storage/cooler space building. The administrative offices are approximately 2,800SF that was remodeled in the 1980’s. It functions well and has all the expected office amenities. The covered storage/cooler space is concrete masonry with a wood-framed roof. The northwest face of the building is open. It totals approximately 5,400SF and is 50/50 covered storage and cooler space. The freezer/label building was constructed in 1995 and is the newest building on campus. This building has two loading docks. The building is concrete tilt with the exception of the northwest side which was wood framed to allow for future expansion of the building. This building is 22,500SF in total and 12,500SF is the freezer space/dock loading area and 10,000SF is process/storage area. The final building on the southern portion of the property is the Schmidt warehouse, a 20,867SF concrete tilt building constructed in 1985.
