III. BACKGROUND PROPERTY INFORMATION
The City of Fort Collins is the owner of the property at 906 E. Stuart Street, Fort Collins, CO 80525. This property had been the home of Riversong Waldorf School for many years. Riversong provided childcare for families at this site and in 2016 relocated to a new location. The Property has remained vacant and the City of Fort Collins is interested in selling the Property as it does not have any further need for the Property.

B. Design: Ranch style – main floor is main area of use for the building.
There is a second-floor office space that is only accessible from an outside stairway entrance.

D. Zoning/Land Use/Condition:
The site is located in the Low Density Mixed-Use Neighborhood Zone District (LMN), which permits residential and other supporting land-uses. Because the property has been vacant for more than a year, a new land use must first be established. In addition, any new use for the building other than childcare will require a building code change of occupancy. Both processes are likely to trigger site and building upgrades to ensure compliance with current land use and building standards.
