DESCRIPTION

The Subject Property is an approximate 400 acre development and is located in an unincorporated area of Riverside County, with Redlands and Colton mailing addresses. The subject neighborhood is primarily accessed from San Timoteo Canyon Road on the north with secondary access from Redlands Boulevard on the east and Reche Canyon Road on the southwest. The San Bernardino (10) Freeway is approximately five miles northeast. The City of Redlands and the San Bernardino County lines are approximately one mile north. The City of Moreno Valley is one mile south. The Moreno Valley (60) Freeway is approximately two and one-half miles south. PHASE 1 consists of 22 total lots and 15 available lots. The average lot size is 10.72 acres. Some lots show two tax parcel numbers, but are one building parcel. Phase I has paved roads and power has been provided to developed homes within the sub-division and California Edison advises that electric services would be extended to other homes serviced as they build and costs would vary per lot. There are 6 graded building pads, but would need to be certified prior to building. The lots would need a septic system and a private well. There are some completed homes in Phase I and those homes ranges in size from 3,000 to 5,000 square feet. The HOA covers the road and gate maintenance. PHASE 2 consists of 18 available lots, and the average lot size is 9.66 acres. Phase II is more rustic and has gravel roads.. There are 12 graded building pads which would need to be certified prior to building. The lots would need septic systems and private wells. Tremont Ranch Property Owner's Association - Tremont maintains the roads, entry gate, back gate and the electricity for the gates. There are other property owners that contribute a share when road work is done, and are not a part of the Assn. When the current developer acquired title, the POA reserve was severely underfunded and HOA adjustments have been made, based on DRE requirements, to bring the reserves up to standard. The current dues are $302.39 per month per lot, and is slightly lower than the previous year. The POA is managed by an outside property management company.
