The Subject Property is an approximate 400 acre development and is located in an unincorporated area of Riverside County, with Redlands and Colton mailing addresses. The subject neighborhood is primarily accessed from San Timoteo Canyon Road on the north with secondary access from Redlands Boulevard on the east and Reche Canyon Road on the southwest. The San Bernardino (10) Freeway is approximately five miles northeast. The City of Redlands and the San Bernardino County lines are approximately one mile north. The City of Moreno Valley is one mile south. The Moreno Valley (60) Freeway is approximately two and one-half miles south. PHASE 1 consists of 22 total lots and 15 available lots. The average lot size is 10.72 acres. Some lots show two tax parcel numbers, but are one building parcel. Phase I has paved roads and power has been provided to developed homes within the sub-division and California Edison advises that electric services would be extended to other homes serviced as they build and costs would vary per lot.
