The subject property is located on U.S. Highway 19 which is the prime commercial arterial in the city. Port Richey is on the west coast of Florida approximately 39 miles north of Tampa and is a suburban city included in the Tampa –St. Petersburg – Clearwater, Florida Metropolitan Statistical Area. There are dozens of national retailers in the immediate area (see the aerial map herein). A few examples are: TJ Max, Dillard's, Best Buy, Panera Bread, Taco Bell, Walgreens, Red Lobster, Office Depot, and more. Gulf View Square Mall is in the process of being repositioned as a retail/multi-family complex. Portions of the property, previously occupied by Macy’s and JC Penny, have been sold to major residential developers.
