The subject site is “L” shaped with approximately 835 feet of frontage along the east side of County Road 305, and an overall depth of approximately 2,640 feet. Based on a copy of a previous St. Johns River Water Management District permit, this site contains approximately 9.06 acres of jurisdictional wetlands. The remainder of the site consists of mixed woods and pasture area. There is also a 1+ acre man made pond on the site. The site has an elevated road/pathway from the road frontage to the rear of the site that was approved and permitted by St. Johns River Water Management District. This access road is level, and elevated several feet above the surrounding land in some areas. There are no municipal utilities onsite or nearby. There is existing electrical service in the interior of the site. Site improvements include a large pole barn with electric, perimeter fencing and a gate along CR 305. The pole barn was constructed in 2013. The subject site was previously approved by St. Johns River Water Management District for construction of two houses. These permits have expired, but the expired permits, engineering and surveying would likely be able to be renewed if resubmitted by the owner. Current zoning maps indicate that the subject site is zoned AC, Agricultural District, by Flagler County. Permitted uses include, but are not limited to, single family dwellings, most agricultural and forestry pursuits, cemeteries, horse farms, etc. The minimum site size requirement is 5 acres, with a minimum site width of 200 feet. Conversations with Flagler County and SJRWMD indicated that division of the site into 4 or 5 lots would be possible. Abutting land has recently sold for upwards of $9,000 per acre for 11+ acre lots.
