Description
Ravenswood represents an opportunity to acquire a bulk purchase of 17 substantially finished estate lots (minimum 18,000 SF Lots) in the City of Apple Valley. The 17 lots being offered are within an existing gated community (known as Ravenswood) and this community sits across the street from Stonebrook Estates, one of the most sought after private neighborhoods in Apple Valley. The 17 lots are a part of Tract Map 16059 (TTM), approved by the City of Apple Valley on February 20, 2002. Original improvement of the property occurred in the last market cycle with the previous developer (Tanamera Homes) having graded all the lots and installed water, sewer, storm drain, and the majority of the road work (other than sidewalks and final asphalt lift), all of which are available for use by the 17 residential lots. The 17 the lots will require precise grading, new pad certifications, installation of sidewalks and the final lift of paving. The previous developer, in addition to installing the existing improvements, also constructed the original model complex and a total of 28 homes within the community. The 28 homes have all been completed, sold and are independently owned; the homes are not a part of this offering. The original product designed for Ravenswood ranged in size from 2,626 square feet to 5,130 square feet. The high desert market has been selling extremely well and has continued to post impressive new home sales absorption figures all throughout this Covid period. As homebuilders continue to search for lots that can offer attainable housing, there is more and more attention being given to this submarket. In addition, Virgin Trains USA has been approved and has secured financing to build a high speed rail service between the High Desert and Las Vegas. The train station land (on about 300 acres) has already been acquired and will be located in north Apple Valley. The rail line is expected to be completed in 2023. The presence of the train service is expected to generate over 20,000 construction jobs and an estimated $2.66 billion in economic activity for California. There will surely be a halo-effect for the high desert and a need for more housing in this market as job growth expands in the area.
