Property is planted to +/-120 acres of Chandler Walnuts on Paradox Rootstock. Trees were planted in February of 2012 at 22' x 22' spacing.
Water
Property is located in and receives surface water from Porterville Irrigation District, which is part of the Eastern Tule GSA. Property has two (2) – 125 HP Pumps/Wells and one (1) – 25HP Pump/Well.
Irrigation System: Netafim superset sprinkler system. One (1) centrally located reservoir: all three (3) wells pump in. There is a variable speed drive booster pump from the reservoir that is capable of irrigating half of the ranch at once.
Soil
+/-61.6% Grade 1 – Excellent – Tagus loam, 0 to 2 percent slopes.
+/-33.4% Grade 1 – Excellent – Flamen loam, 0 to 2 percent slopes.
+/-5.0% Riverwash.

Groundwater Disclosure
The Sustainable Groundwater Management Act (SGMA) requires groundwater basins to be sustainable by 2040. SGMA requires a Groundwater Sustainability Plan (GSP) by 2020. Said plans may limit ground water pumping. For more information please visit the SGMA website at www.sgma.water.ca.gov/portal/ .
Remarks
When water is available from Porterville Irrigation District, the reservoir receives approximately 1,500 GPM gravity flowed. Seller is to be reimbursed for cultural costs attributable to the 2023 crop.
