The site is accessed off a single lane, from Crawley Avenue (A2011) to the north east of Crawley town and just half a mile west of the Junction 10 of the M23. The lane leads to an opening surrounded by woodland. The subject site is in the middle of the opening with woodland to the west and east, owned by Homes England, and hardstanding land to the north and south of the site, which is owned by private individuals. There is a right of way over the private southern land to access the site. There is also a small easement strip (edged in brown) near the entrance of the site with conduits running beneath the surface. The secure 1.34 acre (0.54 hectare) site currently comprises a decommissioned gas holder, three small outbuildings, and a small area of operational pipes. The gas holder, which covers most of the area, and two of the outbuildings are in the process of being demolished with a planned completion of Q1 2022.
