Alico Lakeside, a 244.7± acre industrial property, consists of two separate Industrial Planned Developments (IPDs), accessed via Gator Rd. (which is signalized at Gator Rd. & Alico Rd.) and Domestic Ave. from Alico Rd. The first IPD, covering 201.2± acres, is approved for up to 1.0M sq. ft. of industrial development, and the second IPD, covering 37.6± acres, for up to 190,000 sq. ft. of industrial development. The property today consists of existing lakes which were utilized previously for offsite fill requirements in the area. In 2020, the property owner engaged with a local firm to commence the backfilling of these lakes to yield filled industrial pads over a 10 year period. This has introduced the opportunity for a purchaser to acquire the property at a well-below market rate land value, with value-add of filled pads to be created over time, at which time the parcel will be one of the largest and valuable remaining available land tracts in the corridor. At finalization of the backfilling operations, the site will yield a total of roughly 117.6± acres of development land, 69.3± acres under conservation easement, 41.9± acres of water management lakes, and 41.53± acres of berm/road land areas. The net property yield to the owner of developed pads at the conclusion of the backfilling operations is approximately 76.8± acres (see exhibit for locations to be retained within the development).
