DESCRIPTION
GROVELAND, the City with Natural Charm, is trying to re-create itself into a “destination city”. The City has established a Community Redevelopment Area (CRA) to guide redevelopment activities in order to build a vibrant and attractive downtown. Through the CRA Board’s leadership and community input, the City is dedicated to bringing about both physical improvements for the area as well as economic development. Groveland recently approved a revised Future Land Use map geared toward preserving its natural and agrarian landscape. This new approach is also designed to create walkable Towns, Villages, and Hamlets that better connect people to Groveland’s wonderful outdoor habitat. To bring this vision to reality, the City created a brand new Community Development Code focused on developments relationship with nature and people through transect based zoning. This 370.5± acre property was voluntarily annexed into the City of Groveland in July 2020 under the “Hamlet” Future Land Use designation. A Hamlet is to be a defined settlement within an agricultural or natural setting including three zoning districts including a small Hamlet Core with retail, office, and attached housing; a Hamlet Center with smaller lot housing; and Hamlet Edge with larger lot housing. Other general features of a Hamlet include: --- Maximum Net Residential Density: Up to 18 DU/AC --- Maximum Non Residential (FAR): Up to 0.8 --- Open Space: 50% of acres minimum --- Edge: 10% minimum / 30% maximum of acres --- Center: 10% minimum / 15% maximum of acres --- Core: 5% minimum / 10% maximum of acres
