Subject property is situated within a subdivision/pocket of primarily industrial users strategically located at the southeast quadrant of W. Midway Rd. (Rt. 712) and the I-95 exit, a full 4 way interchange. Midway Rd. carries a traffic count of 22,500 ADT as it connects US Rt. 1 and the southern portion of Ft. Pierce/ Florida Turnpike and the Atlantic Ocean to I-70 to the west, which leads traffic across Florida to Sarasota. While the Midway exit off I-95 is not where many of the national retailers are located, it is strategically located to service the trade area. There is very little self storage competition within the three-four mile trade area. However, given the number of lakes in the area, there is a large RV Camper sales/service center nearby and right around the corner from the Subject site is the Condev RV/Boat Storage facility under construction. In addition, just two miles south of the site, the “Wylder” master planned community, is currently being developed by Green Point Development with 4,000 homes to be built by Lennar & Meritage, and to include a golf course, school & related amenities. While our four-mile trade area population is 46,000 people, is was 42,000 people just three years ago per the 2020 Census. The City of Port Lucie had a population of 204,000 as of the 2020 Census and is now estimated to be 240,000 just four years later for an 5% annual growth rate.
