DESCRIPTION
The proposed Winston RV Park was approved by City of Winston Planning Commission in May 2017 for a total of 114 units, clubhouse and office, pool, playground and restrooms with showers. Approvals are for 89 RV spaces, 12 park models or tiny homes, and 13 campsites. The property has a location strategic to the 600 acre world-famous Wildlife Safari, which annually attracts 200,000 and is three miles north of the auction property. The auction property has frontage along Highway 42, a major route from nearby I-5 to southern Oregon resort destinations of Bandon, Coos Bay, North Bend, Oregon Sand Dunes National Recreation Area, and Florence. South Umpqua River is across from the property. There is access at Harold and Sid Nichols Park, which has a boat ramp. Two wineries – Abacela Winery and Spangler Vineyards — are located nearby and are within the Umpqua Valley AVA. There are currently three RV parks within five miles of Wildlife Safari. They have a combined total of 184 spaces, but they are RV only, without camping sites or park models. The proposed Winston RV Park has been designed as a family friendly destination that will be competitive within the southern Oregon market along the I-5 corridor. Seven Feathers Casino, southern Oregon’s largest casino, is twenty miles south of Winston at the I-5 Canyonville exit, and attracts one million visitors a year. A business plan, with marketing strategy and pro forma based on development and start-up costs with projected three year income and expenses, is available as part of the Supplemental Information Package with Bid Documents.
