The development of 240 megawatts of gas-fired power generation is underway on a 770-acre parcel, with completion scheduled for Q1 to Q2 of 2027. Credible off-takers and tenants are being sought for this project. This development is the first of multiple phases planned over the next seven years, which will steadily transform the site into one of the largest energy campuses in West Texas, with a total capacity of 2.4 gigawatts.
The site is located just 19 minutes from Microsoft/Nscale’s $14 billion artificial intelligence (AI) data center in Barstow, Texas, which is the largest deal to date in the state. The property features two commercial wells producing 3,000 gallons per minute of water, cleared and lasered land ready for development, dark fiber connectivity, and a location outside city limits. A Phase 1 ESA report has been completed and is clean. A wetlands study will be available shortly, and no issues are anticipated. A mineral rights surface use agreement has been secured, confirming that the mineral rights owner and lease operator will not interfere with development plans.
Off-takers are sought for all or part of the initial 240-megawatt phase. Lease pricing is negotiable and aligned with market rates. Serious inquiries only. A 6% commission will be paid to the buyer’s broker.
