The regions’ absence of transportation access and infrastructure has created high barriers to entry for commercial development within this region. The southeast corner offers easy access from FM 2642 northbound morning traffic, and unrestricted access from Interstate 30 eastbound evening traffic. FM 2642 facilitates transportation to several thousand residential lots planned or under construction within one mile of the Town Center. This property offers a city-approved signage variance that exceeds the town’s ordinances, offering retailers a rare opportunity for greater signage presence and brand recognition. The property maintains ag exemptions and will be zoned commercial, consistent with the city’s land use plan. Three-phase electric and all wet utilities with adequate capacity have been installed on site.
