The subject property is approximately 6 miles east of I-215 at Ethanac Rd and approximately 8 miles west of the City of Hemet. The property is also approximately 60 miles from Orange County, 80 miles from Los Angeles, and 80 miles north of the City of San Diego. Zoning Information The subject property is governed by the Riverside County Municipal Code and is zoned M-R Mineral Resources Zone. This zoning allows for a unique set of permitted uses ranging from agricultural uses and campgrounds to mining of this existing resources which allows for the land to be used for most standard associated uses. As previously mentioned, the property immediately to the west of the subject property is an active surface mining operation that produces aggregate from the granite outcropping on the property and is also zoned M-R.
