Property Overview
Outparcels at the Publix Plaza Venezia Shopping Center located in Venice, FL on the southwest corner of intersection of Laurel Road and Pinebrook/Honore one-quarter mile west of I-75 (Exit 195). The Center covers a total floor area of 68,400 SF, and it is anchored by a 45,600 SF Publix Supermarket at 2438 Laurel Road East, North Venice, FL 34275. The entire site is zoned Commercial General (“CG”) under the City of Venice Zoning Ordinance. These outparcels are located at an epicenter of growth on the west coast of Florida. They are available on a ground lease basis. 1. Located at the Heart of an Exploding Growth Area Plaza Venezia is located at the heart of an exploding growth area in south Sarasota County with easy accessibility to and from I-75 and a large and rapidly growing residential base. Activity in the area is accelerating dramatically with the opening of Sarasota Memorial Hospital's ("SMH") new acute care hospital located on the southeast corner of the intersection of Laurel and Pinebrook/Honore directly across from Plaza Venezia. The main entrance into the hospital is on Pinebrook Road at a signalized intersection directly across from the Phase II entrance into Plaza Venezia. Meanwhile the rooftop count is surging in the area. Residential development in the area is anchored by The Venetian Golf and River Club, a community of nearly 1,400 residences that has been fully built-out located on Laurel Road two miles east of I-75. Currently, homes are under construction in (a) Toscana Isles by D.R. Horton with an ultimate build-out of over 1,100 units located near the intersection of Knights Trail Road and Laurel Road; and (b) Villages of Milano, Cielo and Aria by Neal Communities with an ultimate build-out of 700 units located along Jacaranda Boulevard near Laurel Road. Moreover, the Treviso Grand Apartments with 272 units (1, 2, and 3 bedrooms) located on Laurel Road east of Knights Trail Road are now open for occupancy. Another apartment complex of 276 units has just been opened for occupancy on the site immediately west of Plaza Venezia along Laurel Road. In addition, a multitude of other residential communities totaling several thousand additional units are in the active planning or land development permitting stage in the immediate area of Plaza Venezia. For all of these communities, Plaza Venezia is the closest supermarket-anchored center. In addition, (a) the Triple Diamond Commerce Plaza, a business park located in the NE corner of the intersection of Laurel Road and I-75, is home to numerous companies including Tervis Tumbler and PGT Industries with a total employee population of approximately 3,000 - 4,000 in the park overall; and (b) the Laurel Nokomis School (K-8) is located several hundred yards to the west on Laurel Road. Moreover, the National Association of Realtors recently issued a report which identified the North Port-Sarasota-Bradenton market as the 6th strongest commercial real estate market IN THE ENTIRE COUNTRY. Below is a link to the report. (Note: The list states "North Point". That is a misprint. It's actually "North Port", FL.) North Port is in southern Sarasota County. Venice, FL where Plaza Venezia is located is between North Port to the south and Sarasota-Bradenton to the north. In other words, Plaza Venezia is right in the middle of the 6th strongest commercial market in the US. Florida Has Five of Top 10 Strongest Commercial Markets in 2021 Q2 (nar.realtor) Along the frontages of the site, both Laurel and Pinebrook/Honore, are 4-lane arteries, and the Laurel/Pinebrook intersection is fully signalized with dedicated left turn lanes. Until relatively recently Pinebrook Road did not extend to the north beyond Laurel Road. However, Pinebrook Road has now been extended to the north from Laurel Road connecting to Honore Avenue thereby making it one of only three north-south arteries running the entire length of Sarasota County. The other two are I-75 and US Route 41. As a result, the intersection of Laurel and Pinebrook/Honore has now become a major four-way arterial intersection and traffic volumes are increasing accordingly. 2. A “Shovel Ready” Site The Plaza Venezia Shopping Center Site has 6 outparcels that range from .75 ac. to 1.17 ac. These outparcels and the Phase II land are available for development on a ground lease basis. McDonald's is operating a restaurant on Lot No. 2 as shown on the Site Plan. The two outparcels between McDonald's and the Laurel/Pinebrook intersection are under ground lease contract to a national convenience store operator. Each of the available outparcels and Phase II have been cleared, graded and improved with utilities stubbed to each individual outparcel. A gravity-fed sanitary lateral has been connected from each outparcel and Phase II to a centralized on-site pump station operated and maintained by Sarasota County. Common stormwater retention ponds serving all the outparcels have been installed with storm water pipes having been stubbed to each individual outparcel. Accordingly, no detention basins are required on the individual outparcels. In sum, these outparcels are "shovel ready".
