**LE FLORE - LYON 03**
In close proximity to the La Part-Dieu district, we are offering an independent freestone building spanning 3,614 m² on a gated plot of 2,530 m². This property boasts a stunning historic façade and a monumental stone staircase. The floorplates, each over 750 m², are adaptable for both open-plan layouts and partitioned offices. The entire building will undergo a complete renovation.
This is part of a massive project that began in the heart of Lyon nearly 10 years ago, with completion expected in 2026. The plan includes the transformation of France's busiest train station outside the Île-de-France region, featuring a new concourse, a two-level plaza, an additional track, new platform access points, and enhanced intermodal connectivity.
**The Transformation of the Lyon Part-Dieu Multimodal Hub:**
Originally designed in the late 1980s to accommodate 35,000 passengers per day, the Lyon Part-Dieu station (serving TER, European high-speed trains, Eurostar, etc.) is connected to 3 tram lines, 1 metro line, bus routes, and a coach station. Today, it handles over 130,000 daily users, including nearly 30,000 who traverse the namesake district from east to west. Given this reality, it became essential to undertake a massive overhaul to bring this strategic multimodal hub into the 21st century.
