Kevin Santaularia, President & Chief Executive Officer
Kevin J. Santaularia is President and CEO of Bradford Companies. He is responsible for defining the operational structure and implementing growth strategies for Bradford’s operating divisions: Property Management, Development, Construction Management (TI), Brokerage, Investment Management and Leasing.
In addition to coordinating the firm’s real estate activities, Mr. Santaularia has a role in securing both equity and debt relationships for joint venture acquisition and development partnerships. Further, his extensive experience and relationships have led to Bradford being a respected and recognized brand in the Dallas - Ft Worth commercial real estate market.
As a commercial real estate services firm, Bradford’s is strategically aligned with our clients’ goal of maximizing the value of real estate within the format of a single-source services company. Bradford’s core property management and leasing operations control over 15,000,000 square feet of commercial property in the Metroplex. The firm has excelled in creating long-term relationships with both institutional and entrepreneurial clients.
Bradford’s substantial presence in the Dallas-Ft. Worth area creates the opportunity for its brokerage team to complete 500 transactions annually in excess of 5,000,000 square feet, which equates to 140.0MMsf of lease and sale transactions completed in DFW since 1989.
With forty (40) years of real estate experience, Mr. Santaularia began his real estate career at the Vantage Companies in 1982. Kevin transitioned to Bradford Companies, a Vantage affiliate, in 1989. Having personally leased and sold 25,000,000 sf throughout his brokerage career, Mr. Santaularia has contributed to the firm’s success by being instrumental in working significant brokerage and leasing transactions while adding key assignments to Bradford’s managed portfolio. He continues to mentor his partners and associates with his involvement in various assignments.
Mr. Santaularia purchased Bradford from its former parent, Vantage Companies in 2000. He currently serves as President/CEO and Chairman of the Board.
Mr. Santaularia is an active member of the North Texas Commercial Association of Realtors (NTCAR). He is a member and former Board Member of the Dallas Chapter of the National Association of Industrial Office Parks (NAIOP). He has a Bachelor of Business Administration from the University of Kansas.

Joe Santaularia, Senior VP & Managing Partner, Industrial
Joe Santaularia is a Senior Vice President/Managing Partner for Bradford working in the DFW Airport market specializing in Industrial leasing and brokerage. Additionally, his duties include being responsible for business development and brokerage along with the marketing of Bradford's DFW Airport area leasing assignments.
Joe has over 5,000,000 SF of completed deals and has been Bradford’s Top Producer for Marketing Excellence from 2012 – 2020. Additionally, he was listed as a DCEO Power Broker for 2015, 2017, 2019 – 2020, and a Connect CRE 2019 Rising Star Award Winner.
His core competency is CRE, but his strength and passion lie in supply chain and channel development. He strives to help other collaborative individuals find long term revenue partners and opportunities.
Mr. Santaularia creates his own “eco-system” of great connectors/operators in the supply chain industry, and his network is full of logistics veterans, advisors, and consultants. He also partners with manufacturing and logistics executives who operate their business in warehouse assets and assists them in growing sales naturally by injecting them into his DFW network. By aligning networks with other professionals, Joe creates connections to relieve businesses' 'pain points'.
Joe is also an active member and serves on the executive committee as Secretary for CORFAC International. CORFAC creates international reach and pairs clients with partners who have decades of experience in their respective local markets.
