The 5th Street Village Development is a live/work Planned Unit Development site. The PUD zoning allows for high density projects. The PUD zoning can allow for single use to accommodate for most residential projects. This offers developers or investors the opportunity to adopt the current plan or present a new project within the limits of the PUD guidelines provided by the City of North Las Vegas. Preliminary development plans, Tentative map and civil improvements would need to be submitted for any new project. The City of North Las Vegas is underway with construction of new traffic signals located at North Fifth Street and East Centennial Parkway. This brings a very desirable aspect to the property, increasing site exposure and traffic flow to the site. The City has acquired +/- 0.90 acres of the existing (+/-18.45 acre) parcel to create a right-hand-turn lane off of E Centennial Pkwy turning to 5th St., as part of this development phase.
