Vacant property for sale close to Canton area of Baltimore City. Property is the former workshop of a builder from the late 1800's and has been converted to garages over the years. Property is the center of a city block, with houses surrounding on all sides. Vehicular access to the property is from an alley directly south of 310 S Conkling St. Two walkable accessways are also in existance, one from Gough St and one from Baylis St. Property has a parking lot of 30'x83', more or less, on the southern edge. Then, heading north, a two story building (Building A), 40x83', more or less, then a courtyard 26x80' more or less, and, on the northern edge, a building(Building B), 20x83', more or less. The two 83' long buildings are connected by a brick wall on the property line and a one story roof/lean-to structure in need of repair. Directly to the east of the north building is a 30x30' building(Building C), three stories tall, that is in need of a roof or demolition in order to cure a housing citation (to be done by the buyer). Also included in the property is a two car garage located at the southwest corner of the property. See the attached Site Plan taken from a proposed renovation plan. Building A is two stories with a sloped roof. It is masonry construction with wooden joists and a truss roof, with metal posts supporting the center. Some work has been done over the years to maintain the building but many of the original materials are still in place. The building is in need of new doors, floors, and divising walls. Building B is two stories with a flat roof. The structure appears to have been built with a concrete second floor but the original builder used scrap wooden shutters to support the concrete. It will likely need this removed and replaced with normal floorings and joists. Building C is three stories tall after a windstorm blew off the roof and necessitated a partial demolition of the 4th and 5th floors. The materials are inside the shell and it needs to either have a new roof added or razed to ground level to satisfy the municipal building code enforcement.
