Property Overview
Over the past four years, PowerPlant Park has overseen the development of an 18.8-acre cannabis park and campus on Richmond’s North Shoreline. The company has invested over $3M thus far to complete requisite plan sets, environmental studies, regulatory compliance, and various submissions to the City’s planning department and state agencies. A significant part of this investment spent on local area consultants, engineers and architects. PowerPlant Park has assembled a world-class management team with over 125 years of combined cannabis experience, including three master growers, two chief scientists, and several tissue culture and genetics experts to ensure plant integrity and superior strain selection. PowerPlant Park was unanimously granted its CUP and land use entitlements from Richmond’s Planning Commission on April 19th, the approval process spanned over 36 months working closely with city and state officials. On-site power will be 100% solar and eventually off-grid, dubbed the "GreenGreenNewDeal". Phase I of the Park is fully leased to a total of 16 production greenhouses. Tenant mix includes several well-known craft-growers deciding to “go legal” and several canna-investors who want to take a hands-off approach while gaining significant ROI. PowerPlant has booked $7M in revenues from tenant leasing in Phase I and the first tenants will begin occupancy in August 2020. PowerPlant Park has formed a nine-county delivery service and is actively searching for two flagship retail locations in San Francisco and Oakland and has begun the approval process for a drive-thru facility on the park site. PowerPlant Park's has designed and engineered its 55 mixed-light hybrid greenhouses to produce the highest grade of cannabis flowers and extracted products in the State of California. Manufactured by Nexus of Colorado, (the premier provider of hybrid greenhouses), each unit built of glass & steel encompassing the latest technology in lighting, irrigation, environmental control, CO2 infusion, pest mitigation, and feeding management. The Park's goal will be to utilize the best practices in the industry to produce the highest grade of cannabis and cannabis byproducts. From the purity of the water to superior genetics, exotic strains and organic inputs, PowerPlant will always strive to provide our tenants with optimal conditions in which to hone their craft. A lease at PowerPlant Park eliminates over 2 years of effort obtaining city and state regulatory approvals and significant capital outlay with no guarantee of regulatory success. Leasing of Phase II and III are currently underway, where an additional 40 units are available. Turnkey legal space is a rare commodity in the San Francisco Bay Area, the premier market for cannabis connoisseurs and #1 market in the state by far for retail sales. Multi-state operators wanting to enter the California market can simply lease space at the Park to expand their brand, our manufacturing and processing facilities can handle all branding and packaging requirements. PowerPlant Park is in the process of developing a “cannabis curriculum” for the training of minority residents living in communities near the Park. This effort in cooperation with Green Flower Media, (Certifications) and the City of Richmond “Richmond WORKS”. It is well documented that minorities have so far been passed over by the ongoing green-rush in the State. At full capacity PowerPlant Park will create over 500 full and part-time jobs paying at least $27.50 per hour. The processing & manufacturing facilities, nursery, town hall, restaurant and model/mother’s greenhouse, (over 250 workers) will be hired directly by PowerPlant Park’. We will also encourage our tenants to give preference to hiring these highly trained and certified workers, all of whom will be screened by the Richmond PD and state regulators. PowerPlant Park’s foundation has voluntarily committed to donating 5% of its net profits to the City of Richmond’s nonprofit and NGO community. This commitment made as part of our Conditional Use Permit. The Program will be monitored by a council that includes faith leaders, teachers from all levels of education and members of local government. At full capacity, the annual contribution is forecast to be approximately $4.4M. Through the Extreme Need Fund (ENF), small donations will be made on behalf of individuals, families who find themselves in hopeless situations due to circumstances beyond their control. Examples include homelessness, mental health professionals, medication, drug treatment programs, access to local area doctors/dentists, food security, children's education, vocational training, utility bills, holiday gifts, meal delivery, and transportation emergencies to name a few. The process is simple, individuals apply to the fund online, the need is assessed by a designated member of the council, once verified and approved arrangements are made directly with the party or service involved.
