DESCRIPTION
The subject site is a 41+/- acre parcel located on Route 2 close to the Newport line in the Town of Palmyra. It is adjoined by Walmart. The parcel has a proposed subdivision plan that was apparently once deemed to be potentially approvable and would include up to four pad sites on the front of the property and room for a box store behind which it appears would have I-95 exposure. The Newport exit is a heavily accessed I-95 stop for north and south bound commuters needing food, gas or retail services and is also an exit used to access the Moosehead Lake recreational area to the north and the Sugarloaf Ski Resort to the west. It is a regional destination for this rural section of Maine. A survey is available. There has not been a wetlands study.
