It is one of the larger sites with mixed-zoning near both Port Orchard and Bremerton, and could accommodate 75 to 200 housing units, based on the zoning. The property has access from SE Mile Hill Drive, and from Baby Doll Road. C - Commercial zoning on the 6.40± acre south section of the site has a density of 10 to 30 units per acre.The balance of the site of 3.15± acres, in the north, has UL – Low Density zoning, which allows up to 5 to 9 units per acre. Overall, the property could accommodate a mix of commercial uses along SE Mile Drive with garden-style apartments, and single family homes within the northern section. Kitsap County, Bremerton, and Port Orchard areas continue to experience strong demand for both affordable and entry-level housing. Other potential uses could be for assisted living and other health related facilities. South Park Village, a retail center, is located just west of the auction property. Other nearby uses include Albertson's, Regal Cinemas, Village Green Golf Course, McDonalds and Taco Bell. Existing West Sound Utility District Sewer Service is approximately 800 feet to the west of the property, and will require a lift station. West Sound estimates the cost of the lift station to be between $750,000 and $1,250,000. The lift station could also benefit development of other nearby properties. An option for a less intensive development is a community drain field. Water service from West Sound Utility District is available to the property. 2019 taxes were $3,700.
