Zoning on this site is multifamily residential (R-M) which allows for densities of up to 20 dwelling units per acre. This zoning classification is intended to provide an area for higher density housing types, including single-family attached and multifamily homes such as duplexes, condominiums, townhouses, apartments, and senior housing developments. Given this zoning and a gross parcel size of just over 26 acres, a developer could theoretically build up to 520 units on this site. There are no other infill RM multifamily sites of similar size in this whole market, which is a big advantage to this particular asset. This property will ultimately receive sewer service from the town of Apple Valley' s Navajo Road Trunk sewer system which runs along Navajo Road on the eastern edge of the property. A sewer capacity study was done in December of 2013 which concluded that the existing system had sufficient capacity to serve at least a 400 unit multifamily project (or more). A Biological Resource Assessment and Focused Survey was done in 2005 by Beaman Biological Consulting. The results of this assessment indicate that development of the property will not have a significant impact on the Desert Tortoise or the Burrowing Owl or their habitat. Apple Valley is located at the southern edge of the Mojave Desert and is bounded on its southern edge by the foothills of the San Bernardino Mountains and on its western edge by the Mohave River. Apple Valley is bordered by the cities of Victorville on the west and Hesperia on the southwest. Apple Valley, in combination with Victorville, Hesperia, Adelanto, and immediate surrounding areas are commonly known as the Victor Valley.
