PROPERTY ASSEMBLED UNDER THE THREAT OF EMINENT DOMAIN FOR A NUCLEAR POWER PLANT IN THE 1970S and would be nearly impossible to replicate. The Property encompasses most of the former farming village of Scottsville, Pennsylvania. After the utility company assembled and acquired the site, the homes in Scottsville were demolished leaving only foundations hidden today by forest. Scottsville was originally known as Hemlock Bottom and was first inhabited in 1787 by settlers from Connecticut. Farming was the major occupation. The land remained vacant and unimproved from the 70s and was purchased in 2004 by one of the conservancies we manage. SURVEY: The Property has been surveyed as per ALTA/ACSM standards in 2004. ZONING: There is no local zoning in the three townships where the Property is located: Windham, Meshoppen, and Mehoopany Townships, Wyoming County, Pennsylvania. The subdivision and land development in those townships is regulated by Wyoming County, Pennsylvania through its Planning Commission. SAND, GRAVEL, SHALE AND PENNSYLVANIA BLUESTONE RIGHTS: Contains multiple deposits of sand, gravel, shale, and bluestone, however, no mineral assay was performed. The Property contains an old, non-operating, small bluestone (flagstone) quarry North of the River and is contiguous to an existing operating bluestone quarry South of the River. Most of the major sand and gravel mines in Wyoming County, Pennsylvania are located adjacent to the Susquehanna River. TIMBER: The Property is selectively timbered and managed for timber and produces annual timber revenue. ANNUAL LEASES ON PROPERTY: Property is presently leased for hunting on an annual basis and a farmland lease is available. FARMLAND: Approximately 100 acres of farmland can be leased. Some of the farmland is Wyoming County River "flats" which are considered by many farmers to be the best farmland in Wyoming County. Several additional areas of the Property have been previously farmed and can be put back into working farmland. All leases terminate annually. ISLAND: The Property comes with its own island in the Susquehanna River. RAILROAD: The Property on the North side of the River is contiguous to the Blue Mountain Reading and Northern Railroad. NOTE: Seller may retain several small parcels totaling 100 +/- acres and provide a pro-rata acreage deduct in the purchase price. HUNTING: The heavily wooded forest, with excellent habitats and varieties of habitats (mature forest, new growth, mixed forest, field, river, ponds, farmlands, etc.) provide for an excellent hunting experience. The land is fully leased each year by hunting clubs. The site has deer, bear, turkey, grouse, geese, ducks, plus squirrels, coyote, doves, and rabbit. FISHING: The river is well known in the northeast for its Small Mouth Bass, Walleye, and Muskie fisheries.
