The site is being offered in its entirety, and in two parcels of 3.85± acres and 3.4± acres. There is a retail center across Wilco Road that has Bi-Mart, Roth’s, McDonald’s, Columbia Bank, Subway, and several other tenants. Stayton has been growing as a bedroom community of Salem due to its affordable housing and high rate of home ownership. Stayton offers easy access to employment both along the I-5 corridor, and to employment nearby within the Willamette Valley. There has been nominal new apartment construction within Stayton. Hayden Homes, a major Northwest homebuilder, is developing a 51-lot subdivision just east of the property, adjacent to Stayton Intermediate/Middle School and Stayton High School. An additional subdivision along Shaff Road SE is in the planning stage. City of Stayton will require improvements to the intersection of Shaff Road SE, Wilco Road and Golf Club Road in the near future, due to projected increase in traffic.
