The land is located at approx. 158 Texas Rd., Morganville, NJ 07751 (block 103 lot 10), in the Township of Marlboro (Monmouth County, New Jersey). We currently have the necessary permits to build an assisted living facility on the land as well as the final site plan approved by the township. Following are just some of the documents already prepared: - Architectural plans for a 92-room assisted living facility on 7 acres of land. - Bifurcated-use variance approval granted by Township of Marlboro Board of Adjustment to build this facility. - Bifurcated preliminary and final site plan approval granted by Township of Marlboro Board - Environmental Site Assessment (ESA) Phase 1 report. - Finalized Site Plan from Kurtz Engineers - Traffic analysis and review report submitted to the county - Building program plan from KDA Architects - Engineering and Planning Review report 7+/- acres and located at 158 Texas Road in Marlboro, New Jersey and identified on the tax map of Marlboro, New Jersey as Block 103, Lot 10. The Site consists of 6.98-acres and currently contains undeveloped forested woodlands. The Division of Land Use Regulation has determined that freshwater wetland and waters are not present on the referenced property. In addition, the Department has determined that no part of the above referenced property occurs within a transition area of buffer as designated in N.J.A.C. 7:7A-3.3(d)1 and 2. Phase I Environmental Site Assessment (“ESA”) has not revealed the presence of any CRECs for the Site.
