The Federal Center Station property consists of approximately 59 acres of vacant land and is one of the last remaining large vacant land parcels in the city of Lakewood, Colorado. The property is located at the intersection of Union Boulevard and West 6th Avenue. The parcel is situated in the northwestern corner of the larger Denver Federal Center. The property fronts the south side of West 6th Avenue and is east of Union Boulevard. Office, hotel, retail, and residential are the primary uses along Union Boulevard while St. Anthony's Hospital to the south. The Denver Federal Center abuts the eastern edge of the property. There is a soil cap which encompasses approximately 15.3 acres located at the northern section of the parcel. Development activities will be regulated by the Colorado Department of Public Health and Environment (CDPHE). CDPHE offers online access to the library of documents which can be found at https://www.colorado.gov/pacific/cdphe/hmwmd-records-review. The City has updated Questions 1 and 4, regarding the City of Lakewood's Residential Growth Ordinance and zoning, respectively. Question 1 was updated to note an additional exemption to the Residential Growth Ordinance: "the 2007 official development plan on the property was vested for 25 years. The City has already recognized the right for vested projects to continue without following the requirements of the ordinance or going through the normal allocation process."
