The Property is located at the South/West corner of Warnerville and Tim Bell Roads, Oakdale, CA Stanislaus County. The Property consists of a total of 606 +/- acres made up of 4 parcels (see parcel map). Almonds planted in 2011 consists of 530 +/- planted acres. 2 ranch style homes, older shop building. A portion of the property is located in Oakdale Irrigation District. Property is in the Williamson Act. Orchard was planted spring of 2011, Varieties include 50% Nonpareil, 25% Monterey, 12.5% Aldrich 12.5% Wood Colony. All varieties are on Nemagard rootstock and were planted bare root on a berm. Spacing is 22’x16’, 124 trees per acre. Property was deep ripped 6 feet, two directions with a slip plow. The irrigation water for the Property is provided by 2 deep wells pumping approximately 2,100 GPM on one pump and 2,600 GPM on the second pump. Of the 606 acres, the property has 90 acres that are in the Oakdale Irrigation District with the ability to purchase additional district water when available. The property is served by 3 irrigation pumping stations, 2 of which are deep wells (see pump reports 03/29/2018). These 2 pumping stations are powered by PGE electrical and each of these 2 pumping station have their own Solar Field. The 464 kw Solar Fields for each pump provides 70-80% of the electrical usage. The 3rd pumping station is pumping directly from the Oakdale Irrigation District canal into a filter system. The entire system is interconnected to the main lines which supplies irrigation water to the double line drip irrigation system. The systems have fertilizer tanks with an injector system that injects fertilizer directly into the irrigation system. There are two ranch style homes; one is 2,171 sq. ft. that has been completely updated and the second home is 852 sq. ft. for the ranch manager. See attached Brochure.
