DESCRIPTION

The site comprises agricultural land, currently under grass, which we understand was historically used as a quarry and landfill site. The site is situated to the south of Wakefield Road (B6135) in Adwalton, directly between the villages of Drighlington and Morley, 5 miles south west of Leeds city centre. The site is well located for Junction 27 of the M62 which is located less than half a mile to the east. Immediately to the west of the site are a number of industrial properties, collectively known as Adwalton Business Park and directly to the east is a Premier Inn (Leeds South) and Brewers Fayre. Approximately 500 metres south of the site, on the opposite side of the M62 Motorway, is Birstall Shopping Park which includes an Ikea Superstore, Showcase Cinema and a variety of other retailers and restaurants. A ‘Global’ advertising hoarding currently occupies part of the frontage to Wakefield Road. A 5 year lease was granted to Mills & Allen Ltd in September 1982 (tenant holding over) in respect of an advertising hoarding fronting Wakefield Road. We understand that the passing rent is £700 per annum. A copy of the agreement is available upon request. The site is currently allocated as Green Belt within the Leeds Local Plan, which incorporates the saved policies of the Leeds Unitary Development Plan, the Core Strategy and the Site Allocations Local Plan (2019).  A review of the Local Plan is at a very early stage, but is underway. The site has previously been promoted for residential development in the Site Allocations Local Plan (Site 1266), having initially been identified through the Strategic Housing Land Availability Assessment (SHLAA).
