The parcel is located just outside the incorporated area of the City of Pickens, with approximately 1776 feet fronting on the Twelve Mile River and about 595 feet fronting on Hwy 183, aka the Westminster Highway. There is a high elevation area on the westernmost section of the parcel ideal for a single lodge or about 3 to 5 residential sites. Access from Highway 183 to the high elevation area appears to require travel over a section of AE Floodplain (or across adjacent property owner’s land). Much of the parcel lies within the Floodplain. Standing timber values have not been evaluated. Topography, Ingress & Egress The topography drops from a high point of approximately 980’ above mean sea level on the west side of the parcel to 900’ at the Twelve Mile River over the roughly rectangular shaped, 44+/- acre site. The river is the Eastern boundary of the parcel. The high point was the approximate site of an old home site with a well that remains in place. Other than the Twelve Mile River and Highway 183, the remainder of the property is surrounded by other property owners. No cemetery sites were observed on the parcel during the physical inspection, however the adjacent property owner of the parcel shown as Pickens County TMS 4171-00-43-6360, one Mrs. Beverly McCoy of Lancaster Independent, LLC advised that she has observed a small burial site but does not know if the site is located on the subject property or an adjacent site. Zoning Pickens County, SC does have some zoning, but it is not uniform across the entire county, with some areas being "largely unzoned" and others subject to specific ordinances like the one for the Scenic Highway 11 corridor. The county has established specific zoning districts such as Natural Heritage, Community Center, and Gateway Corridor, which regulate development based on location and type of use. The zoning the subject parcel remains unzoned.
