Professional Experience (Industrial & Land Brokerage – Inland Empire, Focused on Corona & Temescal Valley) With more than 40 years of real estate experience, I advise owners, investors, developers, and businesses on the acquisition, disposition, and leasing of industrial property and development land throughout the Inland Empire—with a particular focus on Corona and the Temescal Valley corridor. Over the course of my career, I have worked through multiple real estate cycles, shifting capital markets, and evolving industrial trends. That experience allows me to provide practical, grounded advice—not just on pricing, but on timing, positioning, and long-term strategy. Seller & Landlord Representation For industrial property owners and landowners, I focus on thoughtful preparation and disciplined execution. That begins with understanding the asset in detail—its strengths, limitations, and competitive position in the submarket—and then developing a clear strategy to maximize value. My work includes: • Strategic pricing based on current market realities • Positioning assets to withstand buyer due diligence • Targeted outreach to qualified investors and users • Structuring transactions to protect price and reduce risk • Navigating complex negotiations through closing In a supply-constrained infill market like Corona and Temescal Valley, careful positioning and timing can materially impact outcome. I help clients make those decisions with clarity. Buyer & Tenant Representation For buyers and tenants, my role is to protect capital and avoid costly mistakes. Industrial real estate decisions often carry long-term operational consequences—clear height, power capacity, yard depth, freeway access, zoning, and expansion potential all matter. I work closely with owner-users, manufacturers, logistics operators, and service-industrial companies to evaluate options not only on price, but on functionality and future flexibility. I also advise clients on lease-versus-own decisions, helping them weigh long-term cost and control. Land & Development Advisory Development land requires a different level of underwriting and foresight. I advise landowners and developers on feasibility, residual land value, entitlement positioning, and exit strategy. Given the land constraints and entitlement considerations in the Corona/Temescal Valley corridor, experience matters. I help clients understand what is realistically achievable, what it will cost, and how the finished product is likely to be received by the market. Valuation & Analytical Background My foundation in valuation and appraisal informs every brokerage assignment. Before focusing exclusively on brokerage, I was deeply involved in commercial real estate valuation work on a wide range of property types throughout the Inland Empire, particularly land and industrial development. That background provides an additional layer of discipline when advising clients on pricing, underwriting, and risk. It also allows me to communicate effectively with lenders, attorneys, accountants, and institutional capital partners when transactions become complex. Market Focus: Corona & Temescal Valley The Corona and Temescal Valley submarkets remain among the most strategically positioned industrial corridors in Southern California—offering access to Orange County, San Diego County, and the greater Inland Empire distribution network. Limited land supply, ongoing infrastructure improvements, and long-term population growth continue to support industrial demand. My focus in this corridor allows clients to benefit from detailed local knowledge, longstanding relationships, and a deep understanding of market trends.
