Christopher Pellham has focused his attention on “income producing” real estate, selling to investors, investment groups and real estate investment trusts (REITS). Two of Christopher’s transactions were selling the Branson Mall, a 68,000 sq. ft. retail/restaurant/theater adjoining the Wal-Mart and Jubilee Grocery Store on Hwy 76 in Branson, Mo. The first transaction was $9,500,000, selling to Christopher’s client who owned and operated the Branson Mall for two years. Based upon the net operating income (NOI), Christopher assembled an investment group to purchase the Branson Mall for $13,000,000 with the Owner maintaining a 25% ownership and continuing to manage the property. Chris Pellham 417 872 5617 cpellham@murney.com Christopher has been retained by Little Sunshine Playhouse Daycare to select sites and Developers to design/build and lease back daycare facilities in St. Louis and Kansas City, Missouri; Dallas and Houston, Texas; Phoenix, Arizona and Denver, Colorado. Christopher is also focusing on sale/leaseback transactions which allow a property owner to sell his real estate and enter into a long term, triple net (NNN) lease agreement while continuing to occupy the property. These sale-leaseback transactions have several benefits to the seller/lessee: • Convert equity into cash to reduce debt and improve the company’s balance sheet, purchase equipment, expand current operating businesses, deduct rent payments on annual taxes while maintaining control of the property. Christopher assembled investment groups to purchase Incredible Pizza stores in Victoria, Texas and Springfield, MO using sale-leaseback transactions. These were $4.5M and $7.0M transactions. He also assembled a package of Kum & Go C-Stores throughout southwest Missouri and worked with another Broker representing a REIT to purchase 12 properties for $23M using the sale-leaseback transaction. Christopher is currently focusing on marketing “sale-leaseback” transactions to owners of office buildings, hotels, restaurant chains, entertainment venues, and manufacturing companies, because of the proven benefits of leasing versus owning real estate.
