Gautam combines local property market knowledge with a Civil Engineering degree & early experience in construction management, high volume condominium sales and "ground up" land development to bring a good understanding of how to generate positive cash flow & capital gains. Currently he manages 40+ properties efficiently in NY/NJ area.

Gautam's typical week at work involves hands on Asset & Property management ; Interacting & working with staff at buildings ; Discussing projects, bidding & negotiating with contractors, vendors/suppliers ; Construction & Project management ; Leasing spaces & negotiating leases while retaining existing tenants ; Reporting to property owners/clients - all this while keeping tight controls on building finances & budgets & forecasts that he prepares at beginning of the year. He also work with banks & financial institutions for financing, govt & city agencies for permits, inspections etc & Expeditors for violations removal.
Gautam has managed medium to large projects that include - gut renovation of apts & commercial spaces, bldg common areas, store fronts etc, façade restoration, boiler replacement, oil to gas conversion, building wide electric & plumbing upgrades, HVAC systems, roof replacements, Elevator mods, window replacement, CCTV surveillance systems, Fire escapes, tanks replacement, Conversion of commercial space to Residential & more.
