Gregory T. Maloney serves as Senior Advisor at Second Horizon Capital, where he partners with the firm’s leadership team to advance portfolio strategy, leasing execution, operational efficiency, and long-term growth initiatives. With more than four decades of experience in retail real estate, asset management, and portfolio transformation, Maloney brings a proven track record of driving value across complex, large-scale retail assets. Maloney spent 25 years at JLL, including serving as President and CEO of the firm’s Americas Retail business. During his tenure, he led more than 15 strategic acquisitions, launched JLL’s national receivership services platform, and played a central role in expanding the firm’s retail advisory capabilities across the country. His leadership encompassed a wide range of services, including leasing, asset management, restructuring, and repositioning of underperforming retail properties. Following his retirement from JLL in 2023, Maloney served as Chief Strategy Officer at Centennial Real Estate Company, where he led enterprise-level strategic initiatives across the firm’s retail portfolio. He also founded GTM Retail Advisors, through which he advises investors, developers, lenders, and special servicers on retail strategy, asset repositioning, and maximizing portfolio performance. Over the course of his career, Maloney has overseen complex repositioning and receivership assignments involving more than 175 properties nationwide. He is widely recognized for his ability to align stakeholders, execute disciplined asset strategies, and unlock long-term value in challenged or transitional retail assets.
