Paul Cooke III is a Senior Vice President in the Dallas office of TRC, specializing in retail and restaurant-focused real estate across Texas. With a strong track record in restaurant tenant representation, project leasing, pad site and vacant restaurant sales, and investment deals, Paul brings a strategic, full-spectrum approach to every transaction. He represents a portfolio of dynamic and well-known concepts including Casa Tua, CRAFT Beer Market, Eatzi’s, Flying Fish, Rodeo Goat, Beto & Son, Freeplay, Fork To Fit, Dudley’s and Doce Mesas. His ability to execute targeted rollouts and identify high-impact opportunities has made him a go-to advisor for restaurant brands expanding in competitive markets. On the landlord and investment side, Paul has worked with leading ownership groups such as UDR, Crow Holdings, Matthews Southwest, Fortress, Columbus Realty Partners, and Trinity Groves LLC—giving him unique insight into both sides of the deal-making process. Since joining TRC in 2019, Paul has been recognized as Rookie of the Year and consistently ranks as one of the firm’s top producers. He is an active member of the International Council of Shopping Centers (ICSC) and the North Texas Commercial Association of Realtors (NTCAR). A graduate of Southern Methodist University with a degree in Sports Management and a minor in Business, Paul is a proud SMU alum and lifelong Mustangs fan. Outside of work, he enjoys spending weekends with his wife Katie, cheering on SMU, and spending time with family and friends. He currently works with tenants including F45 Fitness, Mayweather Boxing, Fatburger, Cabinet Warehouse and Craft Beer Market and has gained valuable experience on the landlord and investment side working with highly regarded groups such as UDR, Crow Holdings, Matthews Southwest, and Fortress. Cooke’s notable achievements to date include securing a buyer for the off-market sale of The Inwood Soccer Center along with partner John Mathes, the sale of two former Golden Corrals and a dark Twin Peaks and getting his client’s new development along US-380, Three Corners Plaza, over 80% pre-leased with partner Brandon Trimble. Outside of the office, Paul is involved in International Council of Shopping Centers [ICSC] and NTCAR. In his free time, Paul spends most Saturdays watching SMU sports or with his wife to be Katie relaxing with family and friends. Paul graduated with a bachelor’s degree in Sports Management and a minor in Business from Southern Methodist University in Dallas, TX.
