Bio
Renato Lorja is an Executive Vice President at CIRE Partners. He advises on the acquisition, disposition, leasing, and repositioning of commercial real estate nationwide, across single-tenant net lease, shopping centers, industrial, office, development, and land, with particular depth in restaurant and retail. His clients are owners and investors, developers, franchise operators and corporate tenants, family offices, trusts and estates, exchange buyers, and institutions. He also works with lenders and fiduciaries managing property they never intended to hold. He has worked on hundreds of transactions across the country: single-tenant sales and 1031 exchanges, multi-property portfolios, industrial, and government-leased office. He has also advised on M&A and portfolio evaluations for enterprise clients, work that runs in parallel to transactions and independent of whether a deal closes. He has represented some clients across a decade and multiple assets. As the team has grown, the practice has grown with it, mostly on repeat business and referrals rather than on new-name pursuit. That is the metric he runs his practice on. His edge is that he is not only a broker. Renato bought into his first restaurant at seventeen, a family-run operation, and has since invested in six across three concepts: drive-thru fast food, fast casual, and pizza. He is still invested passively today. So when he underwrites a building, he reads it the way the tenant does: whether the location can carry the business, what the rent can bear, and what the next operator would pay to take the keys. Pricing, lease structure, hold or sell. Every recommendation comes from someone who has been on both sides of the rent check. He has been building companies since before he could legally sign a lease. An online resale business in college moved thousands of goods and taught him margin, inventory, and velocity. He has since co-founded startups in commercial real estate technology and in consumer wholesale. The same instincts, positioning, pricing, and how to reach the buyer, are what he brings to brokerage. Renato came to the United States from Albania with his family in the late 1990s. He took his first job at fourteen and has not stopped since. He speaks Albanian, English, and Spanish, and spends whatever time is left building software.
