Bio
Sam Marnoy is a Commercial Real Estate Advisor at Oxford Partners, where he represents tenants across office and industrial real estate in Houston. He focuses on helping companies secure space that supports operations, culture, and long-term growth.
Sam earned a Bachelor of Business Administration in Finance from The University of Texas at Austin. Early in his career, he worked in healthcare IT and restaurant management before spending more than six years in commercial furniture and workplace solutions. That experience placed him inside active construction and real estate projects, working closely with brokers, project managers, designers, general contractors, and end users. His role centered on business development and relationship management across office and corporate environments.
Before transitioning into brokerage, Sam held senior business development and account management roles at OP Texas, later WRG. He built relationships with corporate decision-makers, facilities teams, and C-suite leaders, gaining firsthand exposure to how real estate decisions affect business performance.
At Oxford Partners, Sam works within a team-oriented, tenant-only platform with no conflicts of interest. He is mentored by senior advisors and collaborates closely with specialists across the firm. His approach emphasizes preparation, responsiveness, and disciplined execution, particularly in fast-moving transactions.
One of Sam’s early transactions involved securing industrial space for a tenant under an accelerated timeline during a property sale. Despite limited leverage and a compressed schedule, he helped the client secure improved terms and additional space, reinforcing the value of informed tenant representation even in constrained situations.
Sam is fluent in Spanish and has lived and studied abroad in Spain. He has traveled extensively throughout Latin America and maintains strong cultural and professional ties within Spanish-speaking communities.
He views Houston as a compelling long-term market due to its strength in industrial real estate, recovering office demand, and unmatched infrastructure. Sam remains focused on building durable client relationships while growing alongside Oxford Partners’ expanding platform.
