Brookfield Property Partners (BPY) is the global real estate flagship of Brookfield Corporation. It is a diversified real estate company that owns, operates, and develops a vast portfolio of properties across major international markets including the United States, Canada, Europe, Brazil, Asia, and Australia. BPY’s portfolio spans nearly every major real estate sector—office, retail, multifamily, logistics/industrial, hospitality, student housing, manufactured housing, and triple-net lease assets—making it one of the most diversified real estate platforms in the world. Its holdings include many iconic, urban, and large-scale assets in global gateway cities. Structurally, BPY is a limited partnership based in Bermuda and today functions as a wholly owned subsidiary of Brookfield Corporation, following Brookfield’s 2021 go-private transaction designed to simplify the corporate structure. While its common units are no longer publicly traded, BPY continues to maintain publicly listed preferred units, which is why its investor relations site and reporting remain active. BPY also incorporates strategic platform capabilities—acquisitions, capital recycling, redevelopment, and partnership investments—often investing alongside Brookfield-sponsored funds in areas such as opportunistic real estate, value-add repositioning, and large-scale mixed-use developments. A major milestone in BPY’s history was its acquisition of GGP Inc. in 2018, one of the largest mall owners in the United States. GGP’s assets were integrated into the Brookfield Properties retail platform, and in 2026 the U.S. retail division was re-branded back to GGP due to the strength and legacy of that brand in the retail sector. Today, BPY remains central to Brookfield’s long-term strategy of owning and transforming high-quality real estate at scale, acting as the holding entity for one of the most globally significant property portfolios.
