Founded in 2006 by Victor Coleman, the company went public on the New York Stock Exchange (NYSE: HPP) in June 2010. Hudson Pacific focuses on high-barrier markets including Los Angeles, Silicon Valley, San Francisco, Seattle, and Vancouver, British Columbia. The firm operates as a vertically integrated platform, acquiring, repositioning, developing, and operating office buildings and sound stages designed to serve technology and media tenants. The portfolio includes office properties and studio facilities that cater to Fortune 500 companies, growth-stage tech firms, and entertainment production companies. In December 2014, Hudson Pacific acquired 26 properties in Northern California from Blackstone's EQ Office for $3.5 billion, becoming one of the largest publicly traded office landlords in Silicon Valley. The company expanded its studio platform through the $360 million acquisition of Quixote Studios in September 2022. Hudson Pacific's office portfolio reached 15.8 million square feet with an additional 1.5 million square feet of sound stages as of 2021. In June 2026, the company executed a 502,000-square-foot, 23-year lease with the City and County of San Francisco at 1455 Market Street, bringing that building's occupancy to 89%. The City and County of San Francisco became Hudson Pacific's largest tenant by area with over 900,000 square feet at that property alone. Hudson Pacific maintains concentrated exposure to West Coast office and studio markets, with the San Francisco Bay Area representing a material portion of its office portfolio following the Blackstone acquisition.
