Simon Property Group traces its origins to 1960, when brothers Melvin and Herbert Simon began developing shopping centers in Indianapolis, Indiana. The company went public in December 1993 (NYSE: SPG) in what was then the largest real estate investment trust initial public offering to date. In 1996, Simon merged with DeBartolo Realty Corporation to form Simon DeBartolo Group, before reverting to the Simon Property Group name in 1998. The company subsequently expanded through several transformative acquisitions, including Corporate Property Investors (1998), Chelsea Property Group for approximately $3.5 billion (2004), Mills Corporation (2007), and an 80% interest in Taubman Centers (2020). Simon also partnered with Brookfield Asset Management to acquire the operating business of J.C. Penney in 2020. In June 2025, Simon acquired Swire Properties' remaining interest in the retail and parking components of Brickell City Centre in Miami, increasing its ownership from 25% to 100% and assuming full management of the asset. Simon has also invested in a number of retail brands through partnerships with Authentic Brands Group and SPARC Group, including Brooks Brothers, Forever 21, Lucky Brand, and other apparel retailers.
Simon Property Group operates a portfolio focused exclusively on retail real estate, including enclosed malls, Premium Outlets, The Mills centers, lifestyle centers, and mixed-use destinations. As of June 30, 2026, the company owned, developed, or managed 212 U.S. properties and 42 international properties, spanning North America, Europe, and Asia. Its U.S. portfolio maintained a 96.0% occupancy rate at June 30, 2026, reflecting continued strong leasing demand and retailer sales performance. Internationally, Simon held ownership interests in outlet, designer outlet, and retail properties across markets including Japan, South Korea, Thailand, Spain, the United Kingdom, Mexico, Canada, and throughout Europe via its strategic investment in Klépierre SA. Simon's portfolio consists of many of the highest-performing retail assets in the industry and remains heavily concentrated in major population centers and key consumer markets throughout the United States.
