Executive Summary
This multi-tenant, refrigerated food processing plant was built by Denver Union Corporation in 1971. It is the only modern facility of its kind in Denver where approved refrigerated and processing space for lease is limited because of the inability of older plants to satisfy the stringent requirements for federal food inspection. Western Food Center is located in a small industrial park at 5140 Race Court, near the interchange of I-25 and I-70.
The building has a floor plate of 63,536 square feet (152'x 418') and total rentable area of 75,049 square feet including space on the second floor. It is a pre-stressed concrete building with dock high doors on 4.2 acres of land with a ratio of land to building of 3:1. Parking is ample, lighted and paved with direct access to Race Court.
The building can be divided into eight rental units ranging in size from 3,872 square feet to 23,554 square feet with all units meeting or exceeding current USDA Meat and Poultry Division inspection requirements for food processors. Substantially all of the property is paved with about 75% in asphalt and the balance in concrete truck pads with drains as required. The roof was replaced in 1996. The refrigeration equipment is well maintained with over half of the units being replaced within the past five years. About 1,165 feet of chain-link fencing is in place on two open sides of the property. Perimeter lighting on the building illuminates the parking area. Tenants have direct access to the refrigerated food storage facilities of Cold Storage Integrated via a 40 foot bridge connecting the two properties.
About 66% of the building is refrigerated including food processing, storage and distribution space at 36-50øF; cooler space at 32-38øF; and freezers at -10øF. Offices, lunchroom and locker rooms, dry storage, and truck docks occupy the balance of the space. Column spacing is 32'x 50' and clear stacking ceiling height is 17.5' to the bottom of the twin tee roof system. The concrete floor is generally not less than 6and is thickened under interior walls and freezers. An additional 6' of concrete or insulated panels were used under freezer spaces. The concrete exterior of the building is painted and exterior windows are L-O-F insulated fixed panels. Shear walls between Units #1 and #2 and Units #5 and #6 are concrete block walls covered with urethane insulation and 3/32' Kemlite. The 18' twin tee roof system is insulated with 3' of styrofoam.
All exterior doors and doors to processing/storage areas are steel, and truck doors are 6' x 8' overhead steel doors. Insulating dock seals and rubber truck bumpers are at all truck doors. There are two access doors to the roof from Units #l and #8. The building is connected to Christian Salveson by a steel hydraulic lift bridge for forklift movements of product between the plants. Several of the units have floor scales and automatic insulated doors, as required by operations.
Interior office and welfare areas are of painted dry-wall or paneling with acoustical tile ceilings and fluorescent light fixtures. Floors are generally vinyl with some limited carpeting. These areas have complete individual Lennox or similar HVAC systems and most units have independent burglar alarm systems.
The building is served by Excel Energy of Colorado for gas and electric service, and by Denver Water and Sewer, with all services individually metered to all eight units. Water service is provided through a master meter at Race Court and is carried in by a 3ý service line paralleling the truck dock of the building. All units are separately metered for all utilities and have a substantial level of gas and electrical capacity. Additional electrical capacity has also been added. There is extensive lighting throughout with interchangeable mercury/incandescent and fluorescent fixtures.
All processing storage areas have floor drains every 400 square feet and wash water is carried through a 4' line to a common grease trap at the northwest corner of building where it is tied to the sanitary sewer system. A common grease trap is maintained by the owner on a scheduled basis. All units have sufficient 180øF wash water for cleanup of the units and all rest areas comply with food processing plant standards as required by USDA - Meat and Poultry Inspection Division.
A unique feature of this building is a steel bridge for the easy forklift movement of product between Western Food Center and the adjoining Cold Storage Integrated Company refrigerated food products warehouse. Cold Storage Integrated Company provides a full line of refrigerated warehouse services including blast freezing, storage at -10øF and processing import/export shipments of food products. The plant operates on tariff, based on the weight and volume of the stored product and is complementary to, not competitive with Western Food Center. Food processors and distributors located in Western Food Center are able to use this facility on as "as needed" basis and at reasonable cost without the expense and inconvenience of handling and shipping product via truck delivery to a distant refrigerating plant.
